Our Process

Step 1: Introduction and Concept Design
Our process begins with a conversation. We value strong partnerships and take the time to ensure that our team’s approach aligns with your vision and that we’re the right fit for each other. This initial consultation (whether virtual or in person) gives us a chance to discuss your ideas, the location, and your budget goals. Because we handle both design and build, we can customize design aspects to align with your budget, streamlining the process and ensuring the project’s viability from the start.
If it feels like a match, Tyler (our lead designer) will collaborate with you to shape the initial concept of your home. This stage is as exciting as it sounds — together, we’ll explore the possibilities for your custom home plans and outline a preliminary estimate. To initiate this phase, a $5,000 deposit is required, which will be credited toward your final construction deposit if you choose to build with us.
Step 2: Building Plans and Contract Signing
Once we’ve crafted a custom home plan you love, we move into the formal planning phase. Tyler will finalize the building plans and begin the permit application process. During this time, we’ll review the construction contract in detail to make sure it’s clear, comprehensive, and fair. This contract not only defines the scope of work but also protects everyone involved, establishing a transparent and positive foundation for the build.
At this point, a construction deposit is required, amounting to 10% of the project’s total estimated cost (with your initial $5,000 deposit applied toward this amount).


Step 3: Construction Phase & Payments
With permits in hand, construction begins. Our team manages every aspect, focusing on quality and efficiency. For most projects, the construction timeline is approximately six months, although larger or more intricate designs may take additional time.
Throughout the build, we keep you closely updated; ensuring you’re always aware of our progress. We follow a “construction draw” payment schedule, meaning that you’ll be billed for each phase as it’s completed, providing reassurance that you’re paying for tangible, finished work. Any adjustments you choose to make to the finishes are easily accommodated through our allowance system, where upgrades or changes may result in credits or additional charges, all transparently reflected in your account.

As a licensed builder with Ontario’s Home Construction Regulatory Authority, South Coast Design | Build provides a Tarion warranty on all new homes. This commitment ensures that you can rely on the quality of our work long after move-in. Should any warranty concerns arise, our team will address them following the high standards of Tarion’s guidelines, safeguarding the long-term integrity of your home.
